REO (foreclosure) Properties

REO (foreclosure) Properties   “Real Estate Owned”…A term used more frequently these days.  What does it mean…what does it imply?
Simply put, REO- property that is owned by and in the possession of the lender as a result of a foreclosure. This makes them a great opportunity for individuals to buy and fix up, either as their principle residence or as investment property.
Working with a Realtor with significant experience is very important, since you are dealing with a company vs. personal ownership (seller.)
Lisa G Lopez is the areas leader in REO deals. The stress associated with the foreclosure process is enough to paralyze a person.  Working with a seasoned professional can minimize the emotional and financial liability of foreclosure.  With over 13 years experience, much of it specializing in REOs (Real Estate Owned), pre-foreclosures and investments I have accrued the knowledge and contacts to navigate the financial & legal systems.  During these times of uncertainty, you want a true Foreclosure Specialist with a strong history of satisfied clientele.  Now is not the time to work with a ‘newbie’, you need experience on YOUR side.  Lenders have their team working against you, you’ll have my team working FOR you. What is a HUD Home?

According to HUD (Housing and Urban Development) website: “A HUD home is a 1-to-4 unit residential property acquired by HUD as a result of a foreclosure action on an FHA-insured mortgage. HUD becomes the property owner and offers it for sale to recover the loss on the foreclosure claim.”

Store no more…

Just heard the news, Pathmark in Manahawkin is closing it’s doors. While the news is not surprising, it does sadden me to know that another local establishment has to close.
While discussing the closing with friends I learned that grocery store preference is a highly personal issue, one that if introduced over cocktails might insight a fight or two. After careful consideration (one cup of coffee and breakfast) I have divided my friends grocery store preferences into the following categories:
Super Saver: pricing the only determining factor for where they will shop and are willing to overlook congestion and other minor inconveniences to save.
Hybrid: those wanting savings but also wanting a calm and pleasant atmosphere. These shoppers are willing to spend a bit more and maybe drive a longer distance to shop in a quiet calm environment.
Marketers Dream: these folks are all about the experience…their eyes glass over and hearts race in as they enter the higher-end grocers whose food displays rival Macy’s Christmas windows. Price is not the issue, quality (or the perception of) is.
Supermarketnews.com did a profile of shoppers and types. They determined 10 types exist as follows:
The New Value Shopper: Those seeking the best deals can come from all income strata these days.
The Techno Consumer: Increasingly, shoppers can find just about everything they need in cyberspace.
The Health and Wellness Shopper: Consumers are taking charge of their own well-being.
The Underserved Consumer: An increased focus on nutrition has helped put a spotlight on food deserts.
The Indulgent Shopper: Who cares if it’s not on sale? The trick is getting these free-spenders away from Whole Foods and Costco.
The Convenience Shopper: Small formats are just part of the solution to expediting the food-shopping experience.
The Channel Surfer: More retail choices make it easier for consumers to cherry-pick based on specific needs.
The Ethnic Shopper: Authenticity and strong community bonds are key to attracting these consumers.
The Green Shopper: What have you done for the Earth lately? Green consumers want to know.
The List Maker: Supermarkets must work hard to influence the buying decisions of these careful planners.
Regardless of what type of shopper you are or where you shop, you have to agree that the closing of a store that served it’s community for any length of time as Pathmark did is just sad.

Turkey!!!

Despite our best efforts, there are some of us that remain ‘turkey-challenged.’  Year after year we attempt to prepare the ‘perfect’ turkey.

Here is a list of some websites that might come in handy for your turkey this year:

Black Friday

Black Friday can be such a hectic day. It helps to have a plan going into the day and know where you want to go and what to get.  There are several great resources for planning a successful day.

http://www.theblackfriday.com/ This site not only lists national stores but also online deals and deals by category.

http://bfads.net/ Similar to one above but check out the ‘Buying Guides’.  Loved the section on layaway programs offered by retailers.

www.2011BlackFridayAds.com is a great resource for those heading out on Black Friday.  This site allows you to see the deals and steals weeks before the Black Friday Ads come out in the Thanksgiving newspaper.

Home for the Holidays: Less is More

Selling your home during the holidays

decorating tips for the homeowner “less is more”

  • Don’t block or cover up important selling features such as fireplace mantels, stairs, stained-glass windows with decorations.
  • Tone down the size of tree. In place of a 10-foot tree, try decorating a table-top, four-foot version.
  • Stack wrapped presents in a closet or in one corner.
  • Use more splashes of red than green because red is an emotionally appealing color.
  • Resist the urge to hang banners and use greenery instead such as evergreen or rosemary garlands.
  • Display centerpieces made from pine cones or other wintry pieces of nature.
  • Never leave candles burning unattended.
  • Set a plate of cookies on the counter, next to festive paper napkins for guests.
  • Simmer spicy apple cider on the stove, and set out cups and ladle.

Home for the Holidays

The holiday season is upon us. The wrappers from Halloween candy are buried deep in garbage bins and thoughts of turkey and toys are starting to spin in our heads.
For those actively pursuing a new home there are added stresses. We hope this page will help you navigate the ‘special needs’ of the holiday season.

Runners High

There is nothing like a good hard run in the morning to start your day. I know sometimes its like nails scratching on a blackboard to get out of bed and make it to the gym, but when I’m finished with a good run, there is an incredible feeling of euphoria that comes over me. As if my body is saying…. “Thank you!”  When I was younger, before children (bc), I did run almost daily. Of course having kids took a lot of personal time away for me because I became very involved in their activities as well as working full time and now running a company. Earlier this year, as a Valentine gift, I gave my family a gym membership instead of the usual box of candy. We have all enjoyed going to the gym but for me, it has been great. I began working with a trainer to get back in shape for running. I only began running in August so I know I have a lot to build on, but I do look forward to improving and being able to run a 5k. I also began reading a book on running , Run Your Butt Off by Sarah Lorge Butler, Leslie Bonci and Budd Coates, which has been helpful and they do relate in the book to the “Runner’s High” that you get when you are done with a good run. That definitely explains it for me.  Have you experienced this?
